I have been buying and selling real estate over the last 20 years. I built up enough real estate rental income to leave my full time position as a partner in a law firm several years ago. The formula to building wealth in real estate is simple: leverage plus appreciation, with enough cash flow to cover your expenses. I own real estate in four countries. At present, the U.S. has the most affordable real estate in the world. Rent versus price ratios are the highest in the world. Taxes on rental income are some of the lowest in the world.
