Laborde Marcet is a company specialized in asset management and real estate investment. It has several lines of work: commercial premises in high-traffic locations, office buildings, residential, commercial and industrial centers. Its clients are, above all, investment families and investment funds . We have spoken with Miquel Laborde , one of the company’s partners, to find out how this market is reacting to the current situation and what the forecasts are for the coming months. And it points, from the outset, two conclusions: premises in strategic locations are not going to drop in price, but in the rest the owners are going to have to adjust rents downwards. Fotocasa: How has confinement affected the operation of Laborde Marcet? Miquel Laborde: It has helped us a lot because we have taken advantage of this time to reorder the company, both at the computer and programming level, which is something that we could not have done if we had not been forced to stop. The first weeks were slow, and now there is already an important movement. We are working hard, and I do not know if there will be a direct materialization of what is being sown, but I think that in the coming months there may be a lot of movement, unless there is another regrowth that will stop everything. Fotocasa: What has been the behavior of investors during these weeks? Miquel Laborde: Caution, especially. Some people have wanted to continue looking for things, and others have thought that prices will go down, when they are not. Real estate assets in good locations or strategic positions have not dropped in price. Maybe they will in the future, but we don’t think there will be great discounts. Yes, there will be large drops in second and third lines, because there will be a significant vacancy of commercial premises, but a premises in Paseo de Gracia will not drop in price. Fotocasa: What do you think will happen in the coming months? Miquel Laborde: I think we have to be very attentive to what is happening, be positive and be very careful with the news that is given, because it can be very damaging on an economic level. It is also a good time for re-education of owners in terms of rents and prices in the future, to put us back in a more comfortable position in the market. For example, if a commercial premises is closed or cannot sell under the same conditions in which it did before, the prices of those properties will have to be reviewed and lowered. There has to be a change of thinking in this regard. As for housing, if there is still financing, the real estate market will start, and I think well. Fotocasa: What type of real estate can be more interesting for an investor right now? Miquel Laborde: Real estate assets have been shown to be the most stable investment. Not the most profitable, but the safest. After the past crisis, investors prefer to bet on real estate. I believe that both the residential and the commercial premises in good locations will continue to be refuge assets to invest. The hotels, although they cannot open now, are also a safe value in Spain. Fotocasa: What investor profile can be interested in right now to expand your portfolio of real estate assets? Miquel Laborde: Everyone. The usual ones, from the investor of an SME that continues to grow to the great investor with a gigantic patrimony, through investment funds, which right now are very powerful. Fotocasa: What role can these investors play in the revival of the real estate sector? Miquel Laborde: The fundamental thing for the real estate sector will be that the banks continue to provide financing, and it seems that for now it will continue to be so, and at a good price of money, in addition. Investors can help, but the big move comes from mortgage financing. If they cut the financing or raise the interest rate, that’s when there will be qnnit .
