DESCRIPTION:On suburban fringes\, the spatial and social structuring of ne
 ighbourhoods yields fragmented and reticular morphological patterns. Based
  on a case study in the greater Paris metropolitan areas\, this paper prop
 osal highlights the outcomes of planned subdivisions as a major type of mo
 rphology on the metropolitan fringe. But spatial fragmentation and reticul
 ar relations both challenge classical methods of urban analysis. An invest
 igation of neighbourhoods in post-suburbia requires a better theoretical u
 nderstanding of the relationships between subdivisions and the various con
 texts that define a multi-level vicinity\, with intricate effects produced
  by several geographical level in which the subdivisions are embedded: the
  neighbourhood\, the community\, the local jurisdiction\, etc.\n\n\nTo avo
 id the “constant size neighbourhood trap” (due to the size and the rel
 ative fuzziness of their boundaries)\, the paper proposes methods to const
 ruct and analyze price change and social change\, considering ad-hoc small
  areas\, smaller than the municipal boundaries\, which is the most commonl
 y used. Using smoothing techniques and multivariate analysis\, the paper p
 resents a spatial analysis of property-level data from the Paris Chamber o
 f Notaries (1996-2012) in a GIS\, comparing several spatial definitions of
  small areas to better render the level of social homogeneity constructed 
 by subdivisions and planned communities. By the means of a multivariate an
 alysis\, local trajectories of social and occupational status of seller an
 d buyer pairs in properties located in subdivisions and planned developmen
 ts are matched with data on geographical mobility of buyers and prices\, a
 nd compared between 1996 and 2012.\n\n\nBiography\n\nRenaud Le Goix is a g
 eographer\, professor at the University Paris Diderot\, membre of Geograph
 ie-cités research lab. He has been an Associate Professor (Maître de con
 férences) since 2004 at the University Paris 1 Panthéon-Sorbonne. He hol
 ds an accreditation to supervise research (HDR\, 12/2013). He has expertis
 e in urban geography\, spatial analysis\, modeling and mapping of social d
 ifferentiation patterns\, GIS. \nHis research mainly focuses on suburbanis
 m\, in France and in the US\, analyzing the contextual patterns of suburba
 n built environment (subdivisions) in terms of property values\, segregati
 on patterns\, and the relationships between the private residential govern
 ance and the local government bodies. He has expertise spatial analysis of
  social facts\, modeling and mapping of social differentiation patterns. H
 is doctorate thesis (2003) on privatization of residential estates and gat
 ed communities in the United States\, aimed at demonstrating the impact of
  residential enclaves on segregation patterns\, using spatial analysis too
 ls and GIS. He has been an Alliance visiting professor at Columbia Univers
 ity (Spring 2013)\, and was awarded several research grants (US. NIH 2009 
 \; France ANR 2007)\, has been a Fulbright fellow (2002) and Tocqueville F
 ellow (2000). He has been appointed vice-president for Research of Univers
 ity of Paris 1 (2009-2012)\, and has been in charge for the University of 
 the preparation for the Excellence Clusters successful answers to the IDEX
  and LABEX CFPs (http://www.hesam.eu). \n
